Term. 3.1 Term. The Commencement Date, Dale, Expiration Date and Original Term of this Lease are as specified in Paragraph 1.3. 3.2 Early Possession. Any provision herein granting Lessee Early Possession of the Premises is subject to and conditioned upon the Premises being available for such possession prior to the Commencement Date. Any grant of Early Possession only conveys a non -exclusive non-exclusive right to occupy the Premises. If Lessee totally or partially occupies the Premises prior to the ...Commencement Date, the obligation to pay Base Rent shall be abated for the period of such Early Possession. All other terms of this Lease (including including Lessee shall not be required to pay Lessee's share of Real Property Taxes, insurance premiums, and Lessee's estimated Common Area Expenses as defined in Section 58 of the Addendum during such Early Possession period only (it being acknowledged that Lessee shall be required to pay utilities and janitorial services directly to the applicable provider and all parking expenses as set forth in Section 52 of the Addendum during such Early Possession period).
