AeroGrow International agrees to rent Suite #38 at 2885 E. Aurora Ave., Boulder, CO, from Ken Dubach on a month-to-month basis for $700 per month, starting one week after October 3, 2005. No security deposit is required. Either party may terminate the lease with 30 days' notice. The landlord may show the unit with 24 hours' notice and is responsible for taxes and insurance. AeroGrow may make minor repairs up to $1,000, with costs reimbursed by the landlord within 15 days.

This will suffice to cover our major points of agreement. Please have Mike transfer these agreement points to your standard lease:
