This addendum extends the original lease agreement between Larry Martel (Tenant) and J.H. Sanders (Landlord) for the properties at 144 and 148 Talamine Court. The lease is extended for three years starting March 1, 2003, at a monthly rent of $2,584. There is an option for an additional year with a 5% rent increase. All other terms of the original lease remain unchanged and in effect during the extension period.

The optional year will have a 5% increase. Tenant agrees to continue to occupy the space known as 144 and 148 Talamine Court. Tenant and Landlord will continue to be bound by the terms and conditions of the original lease which will remain intact and in force for the term of this extension.
